Are We the Right Option for You?

We are a law firm that handles estate planning, mortgage foreclosure defense, real estate closings, probate and trust administration, and accidents and injuries. We aim to provide the best possible service at a fair price—treating you as we would want to be treated and treating your case as if it was our own. We are not a high-volume “mill” or title company.

When you are selling real estate, you primarily want to make sure title is out of your name and make sure you get every dollar you are supposed to get. If title does not properly transfer, you could be held liable for taxes, liens, personal injuries, and more. 

When you are buying real estate, you want to make sure that there are no title problems, that all title insurance requirements are met, and that any title insurance exceptions will not impair your use and enjoyment of the property. You also want to make sure there are no code violations, permitting issues, outstanding utility bills, unpaid taxes, or unacceptable survey-related issues (like encroachments or easements). You need to find out about homeowner’s or condominium association issues, and address potential problems. And last but not least, you do not want to overpay.

If you chose a title company to help with this, most if not all of the work on your transaction will be handled by non-lawyer assistants. Your file will likely move from person to person at various stages of the process, and the next person up will likely not know every detail of the matter. Even if the title company has an in-house lawyer, that lawyer will only get involved in a part of your deal, and not every lawyer is the same. If you are using a title company to help prepare “seller’s docs,” that’s generally all they will do. They will not give legal advice when issues arise. And lastly, title companies are based on a high-volume business model. They have to process a lot of closings to be profitable. In that environment, the emphasis is on pushing files through. Attention to detail is not the primary concern. Mistakes are more common. And some mistakes in real estate closings cannot be fixed.

With the Law Offices of Evan M. Rosen, you will have the same attorney and experienced legal assistant throughout. Your legal assistant will handle as much as they can to keep the fees as low as possible, but your attorney will review all critical documents and stages of your transaction and be ready to dive into any situation as needed. You will have a team, and barring some in-office staffing change, it will be the same team throughout. Your attorney and legal assistant will see all emails and notes from important conversations, so nothing should be overlooked. And since we are not a high-volume practice, we are able to focus on you and your transaction—providing careful attention to detail and thorough professional service—at every stage of the process.

What we offer is not for everyone. If you simply want the lowest price, we may not be the best option. (Although there are times we close transactions for less than a title company charges.)
